The biggest obstacle to a successful roofing project is choosing the right contractor. Check out these 10 important tips to consider to find a qualified and established roofing firm.

  1. Get local referrals.
  2. Look for manufacturer designations. Manufacturer designations are considered a badge of honor because the contractor must meet certain minimum requirements to be factory-certified. We have GAF’s top designation of which only 2% of roofing contractors per market to be recognized as Master Elite® Contractors. Additionally, we are CertainTeed 5 Star Certified – the highest possible certification of which only 2% of roofing companies hold.
  3. Get an extensive warranty. Not all contractors can offer warranties from the manufacturer that include coverage for the contractor’s workmanship. The Golden Pledge® Ltd. Warranty includes an inspection by a GAF factory-trained inspector, who will check the contractor’s work after the roof has been completed.
  4. Does the contractor have a safety program? Contractors without a training or safety program may not be the best person for your job. GAF sponsors a unique national training organization called the Center for the Advancement of Roofing Excellence (CARE), which has trained over 125,000 professionals. GAF is the only roofing manufacturer with a dedicated team of trainers in the industry. Kelly’s Property Services has a safety program in place and follows OSHA safe work practices.
  5. Check for proper license and insurance. The contractor should have insurance for all employees and subcontractors and be able to provide a copy of their certificate for validation. Most states require licensing for contractors, but that does not stop unlicensed contractors from attempting to do the roofing work. In Massachusetts, CSL (Construction Supervisors License) licenses are required and a permit must be pulled. Also note that GAF Master Elite® Contractors must hold the appropriate levels of Workers Compensation, at least $1 million worth of General Liability coverage, and have proper state and city licensing where they are performing the work.   6. Know your material choices. A contractor who does not offer you different shingle options is not looking out for your best interest. The style and color of the shingle you install can affect the resale value of your property. GAF and Kelly’s Property Services can offer extensive design and color choices for your property.
Ice Dams Can Be Prevented
  1. Hot air escapes through the roof.
  2. Accumulated snow and ice melts and flows down the roof.
  3. Water runs down the roof and refreezes in a cooler area.
  4. Ice builds up on the edges of the roof. The melting snow can’t drain off, causing it to leak into your home.

Your property’s roof is more accurately described as a roofing system — integrated layers of building components and barrier materials that work together to shed water.

Most roof leaks can be traced to poor flashing details. Flashing describes the materials that prevent water from penetrating gaps and joints at transition points.

Condominium roofing systems are particularly vulnerable where there are water penetrations and transitions. These include siding above the roof, chimneys, vents, and skylights.

The best time to replace skylights and chimney boxes is during a major roofing replacement. When these components are installed and flashed together properly, the result is a tighter, more weatherproof building envelope.

Make sure your new roofing system is properly integrated and flashed into the siding system. Often, the most cost-effective way to assure that this detail is done right is to replace roofing and siding at the same time.
